PH&J Architects, Inc. founded in 1957 as Pearson, Humphries & Jones, has evolved over 65+ years into a highly regarded, award winning architectural firm. Our registered architects and graduate intern architects provide a capability which brings both innovative ideas and sound functional planning to each project. Whatever the type of project, each is approached as a new challenge requiring a fresh and innovative, but practical solution - the best possible for the Client. Our commitment to client satisfaction is our most important business objective and an 80%+ repeat client ratio proves that out. As part of that commitment, we are also known for follow up assistance well beyond the construction period. |

Programming - Analysis of Space Needs
- Collect available information and plans and define existing conditions
- Code review to establish standards and define scope of work with owner
- Develop owner approved schematic plans and review with engineers
- Project a realistic cost estimate
- Advise owner on construction delivery approach
Design Development - Construction Documents
- Develop plans for pricing according to selected delivery approach
- Coordinate interior design and furnishings/ equipment plan
- Coordinate engineering plans to architectural and interior design
- Prepare general conditions and specifications for construction
Bidding
- Furnish complete contract package for bidding
- Prepare to receive and analyze bids
Pre-Construction Services
- Prepare Construction Contract for Execution.
- Hold Pre-Construction Meeting with General Contractor Subcontractors and Owner
- Issue Notice to Proceed Construction
Construction Administration
- PH&J Architects will generally visit the site once a week during the project
- Review general contractor’s submittals and samples for approval
- Site observation for general conformance of work to contract requirements
- Report progress and quality of work to owner
- Process contractor’s application for periodic payment
- Require delivery of warranty and guarantee information to owner
- PH&J Architects will organize a Year End Project Review
Design Process
Every project the firm undertakes is under the direct and continuing supervision of one of our principals who, as project manager, has the responsibility for its overall planning, production and scheduling from initial conferences through construction completion.
Early in the design phase, civil, structural, mechanical, and electrical consultants are brought into provide input to help assure proper consideration and coordination of the various systems which must be fitted with each other and with the architecture of the building. This early involvement aids in creating a “TEAM” which becomes closely knit and involved in the project’s progress throughout its duration.
Realistic project budgets and schedules are set at the earliest practical time. A schedule for project delivery is agreed to with the Owner and is updated at frequent intervals to help assure that all Owner requirements are being met.
Through the entire process we maintain a close involvement with the Client and an understanding by our team of the Client’s operation. The client’s input, from early programming to final acceptance, is vital in delivering a successful project from the broadest concept…to the finest detail.
